Anatomy of a renovation project

A renovation project is, by definition, a one-time occurrence at a given location, comprising specific tasks in order to achieve a goal, within a determined time frame and budget.

In order to achieve these goals, a clear understanding of the scope of work, from beginning to end, is neces-sary. One may establish the required specifications oneself if knowledgeable of construction codes and requirements, if not, hiring the services of an architect or qualified technician would be the most proficient way of obtaining a complete and professional set of plans.

These plans are intended to clearly identify what you want as a finished product, specifying the composition of systems and finishes you wish to see once the project is completed.

Equipped with a clear and complete set of drawings gives you the basic tool to go to the next step: requesting quotes from a general contractor to whom you may give the whole scope of work or from specialized contractors, who you would entrust with specific parts of the work.

If you choose the second option, you become responsible for the coordination of all the concerned parties and the tasks involved in the execution of the project. Choosing a general contractor allows you to deal with one person only and leaves him with the full responsibility of the coordination of materials and trades.

Another determining factor in the life of a project is the budget. You may want to set the budgetary limit when giving the contract to the professional conceiver who will create a concept to represent your financial goal, or within a reasonable margin. It may otherwise be established by the result of a bidding process, determining the cost of the project as per the bidder you choose to work with.

As important as creating plans, budgeting and costing a project, is scheduling. It is essential that you determine, in accordance with your executing professional, the beginning and the completion of the work.

One crucial factor in a renovation process that may affect your schedule is the lead time for delivery of chosen materials.

Another important aspect of a project is to compare or challenge the concept with the municipal regulations before requesting a construction or modification permit. This step is generally assumed by the professional creating the plans and specs for your project or by the owner or the contractor.

If you are implementing a partial building renovation and intend to occupy the building during the operation, the work area should be totally secluded from the living quarters by an airtight, clean perimeter until the very end of the work. A complete daily clean-up process must be executed by the workers as much for your as the workers’ safety. Debris must be disposed of in a strategically located container or taken off the site regularly so as to reduce the risk of fire or accidents.

Mess to avoid

An essential element of a project is a written contract between the parties. Your contractor could provide an adequate contract form from trade or professional associations that carry the required provisions to adequately protect the consumer and the contractor.

You should make sure your contractor carries the proper professional and liability insurances covering your project as well as workers compensation. You should, as an owner, also inform your home insurer that you are renovating your house.

Do not hesitate to ask for references from your contractor and to follow up on them.
